Put your faith and trust in our proven listing strategies and follow our lead every step of the way and you can sit back and relax. Our staged listings are under contract on average within 10 days or less of list date. If we feel we have the power to push your price higher than the most recent comp, we do so. We don't under price your listing just to get your home sold fast. We are on YOUR SIDE all the way!
"I hired Brock to help me with my short sale in Frederick. He brought a buyer right away, but there were many unforeseen problems with all the paperwork. It took far longer than anyone anticipated. Through it all Brock was intent on getting it done, keeping me informed along the way. As I was out-of-state, Brock took it upon himself to keep the house looking good, including removing a dead tree. He just did not give up, and that is a great quality in a realtor! He will do his best for you, too." Rebecca B.
"Cathy Chapman is far more than a real estate agent. With many years of experience and knowledge of her industry, she adds a new level to your house selling experience. Cathy is very detail oriented, great with staging and knows what it takes to get a house to sell at top dollar. My parents home sold recently within 10 days and with multiple offers. She researched and helped select the contractors, upgrades that would make a difference and even got a great deal on a new roof. I hope she never retires, best in class!" Michele B.
"We had a great experience working with Brock. He is knowledgeable, approachable, endlessly patient and incredibly generous with his time. He answered every question and every part of the form clearly and thoroughly. I truly believe his expertise helped tremendously in our offer getting accepted. We highly recommend Brock Chapman. He is a great person . Thank you Brock." Shweta S.
"We selected Cathy Chapman from a large number of agents we interviewed. Her value was clear since she includes staging at no cost and does not charge an admin fee/broker compliance fee which we had to pay other agents. Cathy exceeded our expectations with her stunning staging inventory which we know helped our home sell! She went above and beyond to get our property sold. She always answered her phone and was available to answer our questions and guide us through the process of our sale. Cathy is an independent Brokerage with Brock Chapman. The service is exceptional, high-value and detail to the max! We felt like she care for our needs. That was important to us! We highly recommend Cathy as one of the best in the business! Choose Cathy and Brock Chapman with Signature Home Sales to help you sell! You won’t regret it!" Chris H.
She helped us through the process even before there was a contract in place. Her recommendations were spot on. Her staging was impeccable. Her recommendations on pricing were perfect and as a result, the house sold in one day on the MLS, with multiple offers at asking price. What more could you ask for? But you have to listen to what she recommends and then do it. David B.
All furnishings below came from our staging inventory. We do not stage with large furniture so that the space appears much larger. Less is more, as they say. The white futon is a favorite staging item along with the turquoise accent pillows and putting also onto the canvas our orange staging items to give some additional flair and kick it up a notch!
WE COME OUT OF POCKET TO BUY WHAT WE NEED FOR A PROPERTY TO BE BETTER POSITIONED TO SELL. Below our client had some very "TIRED & TATTERED" seat cushions so we purchased some turquoise pads ($80) and placed them on top of the original cushions to give this table and chairs a fresh vibrant presentation! This room was not air conditioned and it was blazing hot so we purchased a stand-alone heating/A/C unit ($450) to cool the room for showing purposes and to help sell this home! We also purchased the rug ($100) under the table to enhance the appeal as well as the table top items ($100). These are examples in this room for how we go above and beyond to affect a quicker sale for our clients.
Often times the most challenging staging we have are small spaces. Check out the before and after images below to see how we stage spaces. A buyer would never have been able to perceive this presentation of furnishings without showing them. Staging this row house was crucial in getting it sold!

"Step back in time to the 70's! I was in my early 20's living the great life with my Farrah Faucett hairstyle, bell bottom pants and platform shoes! I also recall having hot pants and boots over the knees! Those were the days!" - Cathy Chapman
BEFORE OTHER ANGLE
Maryland is a smaller sized yet densely populated state situated around the nation's capital, Washington D.C. Also known as the DMV (D.C, Maryland, Virginia) the area provides a wide range of benefits to residents including its rich history, water recreation, outdoor activities, commercial opportunities, and quality schools. For those hoping to sell real estate in Maryland, the good news is the market is moving along steadily and finding buyers is more than possible to do.
A few key things can help be selling points for those with real estate in Maryland to sell. It is a traditional East Coast community with ample recreation, modern lifestyles, and impressive views. What's more, this area is well known as a tourism destination. This opens the door for even more selling opportunities for property owners.
Because of its diversity and population of over 6 million people, Maryland offers a wide range of real estate options for home buyers. Currently we are seeing that Maryland is sectioned in to three parts of the market that are performing in different ways:
Maryland real estate values are growing. The area remains affordable enough, though, to attract a large number of home buyers allowing for faster than average sale times. Depending on the location of the property, such as those overlooking the Chesapeake Bay or cityscape, will fetch significantly more than inland suburban properties. The demand for quality properties is on the rise from locals as well as those from around the East Coast looking for a piece of paradise to call home. Maryland's history, international recognition, natural beauty, and growing economic area are all key reasons this area continues to see growth in sales.
If you are looking to potentially sell a home in the DMV under our current market conditions you should know that this can be a very enjoyable experience with less stress than you would experience in many other markets across the United States. We are lucky to live in such a thriving community that so many people from across the U.S want to move to. There is a lot more involved than posting a home up on MLS and waiting for the calls to come in when selling in today's environment. Technology and progressive marketing tools play a huge role in selling a home quicker and for more money. If you are considering selling a property in Maryland we encourage you to connect with our team to learn more about our process in selling a property that has been the reason why our clients have been able to sell homes quicker and for more money than the average.
